Collaborative guide between City of GR & Walker.

Time frame:
2012 – current

Key moments:

  • $16M investment (roads, utilities, regional stormwater, UG electrical)

  • In collaboration with Consumers Energy, ran redundant, reliable underground electrical to this site

  • The road was designated an annex between the City of GR and Walker; allowed Walker access to GRs brownfield group

  • Lots sold and developed for FedEx, Flexco, Falk, MI State Police, Kent County Road Commission, hospitality, and retail

  • To date, the total job creation at this site is over 1000 people (doesn’t include FedEx)

Challenge:
How might we transform 300 acres of land with no infrastructure – land that included former farm, orchard, and wetland acreage – into an industrial park that would attract long term
buy-in and bring jobs to the area, all without any initial buyers at the table?

Our approach:
The early days of engagement at the municipal level were critical. Former Mayor Huizenga had to sell this to the community, and buyers needed to be found. This development project resulted in investment by others who brought along their own teams to build facilities that created jobs.

Success factors:
Buy-in at all levels was critical to keep this project moving smoothly. Thoughtful collaboration was key – knowing how to stay in our lane and bring others to the table when it’s needed. At Rockford, we know the process and have maintained relationships in these municipalities.
